ECO-FRIENDLY GREEN MODULAR HOME








Current Problems : Rising cost of property prices has put owning a dream home beyond the means of young fellow Malaysians. On top of that, the generally homogenous design of houses means that homebuyers will have to spend more to renovate their houses to suit individual taste and preference. Also, long delivery period often caused anguish and heartache to homebuyers especially if the project is abandoned halfway through completion. High financing cost and the sell-then-build concept do not favour homebuyers but instead put them in a precarious situation which many are in despair in finding solutions to their problems.
Current method of building houses are quite labour intensive and with building materials having to be transported to building sites, it is definitely a very inefficient way of building which encourages wastage and pilferage. As quality control inspections are usually carried out at building sites, with such extensive area to monitor, most of the time the quality for the final product leaves much to be desired and leakages, cracks and bad workmanship are the usual complaints of the day.
Most homes built the traditional method do not incorporate sustainable living features in them. There is no consideration for using renewable resources to maximize the use of energy efficiently.  Even the basic design of the house does not encourage good air circulation, resulting in homebuyers having to install air condition in practically every room in the house. Owners of double story houses will relate how incredibly hot it is to stay in the second floor during a hot day in Malaysia.

Suggested Solution : We need revolutionary measures to arrest the many problems currently faced in the home building industry. What we need is an eco-friendly  GREEN MODULAR HOME which is prebuilt in sections/components in various factories, built with precision planning and participative decision makings by homeowners themselves and then once completed, the various sections/components are then brought and assembled on site with added eco-friendly features.

GREEN MODULAR HOME will serve to answer the many problems which have been raised above.
1)    Customisation : It is natural for homebuyers to include their own individual taste and preference in the first home they are buying. They will usually wait till the completion of their house before embarking on any renovation which will further added cost to the purchase. Usually the anguish of having to meet contractors after contractors will render such house buying process a dread to many. With the advancement of technology, however, homebuyers can determine the various components they want to be added to the modular structure of their house by mere looking at catalogues. There is even the possibility of using computer simulated 3D programme to mix and match the design they preferred before building the actual modular house just like how they make purchases of their kitchen cabinets and modern wardrobes.
2)   Wastage Reduced :
a.    As components/sections of modular homes are built in factories, using technologies and machines, precise measurements can be made thus reduce wastage from cuttings and trimmings which normally would have occurred by using assortment of handheld tools. Also, as these factories are making similar components many times over, they are experienced to make sure all smaller parts of the cuttings are used efficiently.
b.    Building materials are usually delivered to the building sites and are then left there while construction is in progress. Materials are subjected to theft and wear and loss due to weather. But with modular home, the material used to built components of the modular sections are kept out of rain and shine as they are built in factories. Thus, spoilage is significantly reduced. As components are built without having to rely on weather pattern, this ensures more timely delivery and it enables more efficient planning.
3)   Faster delivery time: As all components/sections of the modular home can be built simultaneously at various locations (factories), assembling the various components/sections at the building site will not take long and this will greatly reduce delivery time. Also, as they are built indoors, without being subject to weather and daylight, flexible working shifts can be arranged to further speed up the production process.
4)   Quality Control : As various factories producing the components/sections are subjected to ISO rules and conditions, stricter quality control of building material and design specification can be met thus producing a higher quality and reliable home as compared to current situation where the quality of workmanship and furnishing sometimes leave much to be desired.
5)   Reduce dependency on foreign manual labours : Current home building methods are quite labour intensive resulting in heavy reliance on foreign workers to sustain the pace of development in the building industry. With the concept of building modular home where components/sections of the home are built using modern technology, we can thus reduce our dependency on foreign labours and concentrate on training and creating a pool of technically skilled and technologically advanced work force.
A more significant aspect of modular home is the incorporation of green eco-friendly concept to its features.
1)    Efficiency – Due to less wastage in terms of maximizing the materials used in construction of modular homes (through use of technology and experience), this has greatly reduced the amount of construction waste material where more often than not, they end up filling large dumpsters and landfills. Sometimes, harmful waste like paints, rusted frames etc ended up seeping into the ground and even to the rivers, causing environmental pollution.
2)   Enviromentally friendly construction process – Currently building methods causing significant disturbances to the soil in the building sites and the surrounding areas especially during rainy seasons. Modular home construction, with it occurring indoors in factories, assembling the home takes much lesser time outdoors, less site disturbances and thus lesser impact to its surrounding areas during the period of construction.
3)   Use of renewable energy and efficient use of energy – Eco-friendly being the theme of the new millennium, enabling customization of homes means home owners can chose environmental friendly design such as :
a)    Slanted roof for better rain water collection to be used in the toilets and garden and thus using treated water only for human consumption.
b)   Use of solar energy to provide electricity for the house thus reducing the dependence on using electricity from the service provider. Solar energy is renewable and thus has lesser impact to the environment compared to the conventional energy.
c)    Grass planting on the roof to act as an insulator to keep the heat off the roof.
d)   Specifically designed roof to ensure circulation of air between the roof and the ceiling
e)    Conjugated roof panel for the soil to ensure smoother flow of rain water without causing significant soil movement on the roof.
f)    Customised doors and windows panel designed to enhance better air movement and ventilation thus reducing the need for air conditioner in the home.
g)    Specifically designed sliding panel for the doors where the doors will slide into the specially designed walls to maximize space.
h)   Use of recycling concept by providing recycling bins and compost heap in every modular home to encourage the use of recycling, reduce and reuse concept.
i)     Use of LED lights in modular homes to reduce usage of electricity and LED lights being non heat producing, thus will help to reduce global warming.
j)    Indoor wall panel for the home are foldable and thus enable valuable space to be added to the home as and when needed.
k)    Ecological green landscaping concept can be used eg planting of trees around the house (back and front included) will help to cool the air surrounding the house and this will help to improve cool air circulation in the house especially during breezy days.
l)     With the concept of maximising space, the garden in the home can be used to plant vegetable organically and can even rear chickens for eggs and meat using moveable coop where the coop can be moved around the garden, using the droppings of the chickens as fertilizer for the soil.

In Summary : It is undeniable that modular home is the modern futuristic way of building homes for Malaysians. It is definitely much faster, more efficient, more affordable and hopefully in time to come with more publicity, more marketable to the younger generations of future Malaysians.

A Chance Encounter......An Inspiration..... Cheeming Boey,'When I Was A Kid'.

It wasn't love at first sight. Neither was it a 'You-had-me-at-hello moment'. In fact, what caught my eye was the simplicity of its cover. Not so much of the title because 'when I was a kid' is really just a catch phrase parents would often use whenever it is time to give a prep talk to their children by digging up the past and telling them how lucky they are to be living in modern times. To be frank, I did initially think it was yet another parenting book. The illustration, however, was truly simplicity at its utmost sophistication. It was a like a stick and figure kind of drawing of a lady holding on to a child. I gave the book a fleeting glance and went further into the bookstore to have a read at my favourite corner

Somehow, something kept tugging at my heartstring I just could not get the thought of the lady and the child out of my mind. Curiosity got the better of me and I went back to get a better look of the book. As I was flipping through the pages, it was a feeling of deja vu when the stories reminded me of the childhood I had and the many events that had happened and had gone unspoken and untold for many years. The many adventures and misadventures that I had and I would love to tell my children of how mummy did this and how mummy learned about that. 

Sometimes, I wish that we do not have to live life like we are chasing for some kind of ultimate dream. Unlike the penglipur lara of the past where children would just gather around him and listen to his tales, I just could not find the time nor energy to tell my children the tales of my past. The feeling of being afraid of failing, of not meeting up to my parents' expectation, of what the future holds for me. It is like I have lived to plan so much for the future that I have forgotten to live in the present.

It was truly a relief when I realised that my children can now learn about most of the stories of my past, retold in someone's footsteps. As I stood by the shelf, being entertained by stories so alike my own childhood., it suddenly dawned on me that I must share with my children, the author, Boey's style of narration and illustration. It is going to be a revelation for them to know that writing a book does not mean that it has to be full of words. Neither do they have to wait until they reach adulthood before they can start penning down their thoughts and make them into a book.

My sons, aged 11 and 9, while both are creative and they love to read, they are poles apart when it comes to their characters. The eldest, Khai Yuan, is an extrovert, inquisitive and daring to the point of being reckless at times My youngest, on the other hand, is an introvert, sensitive and insecure at times. While Khai Yuan will be the first in line to 'sieze the day', Der Yuan will be behind him, observing and evaluating whether he should even be there in the first place. With such conflicting characters, their relationship can get quite strained at times and what better way than to get their frustrated feelings out and write and draw about them the Boey's way.

Being an introvert, drawing, writing and playing the guitar are the ways Der Yuan unwinds himself from the stress and pressure of studying in a chinese school. Being the sensitive guy he is, he is very particular about details and is a stickler when it comes to timekeeping. He has got good memories but a weird way of understanding Maths. 

Khai Yuan, on the other hand, will be one who will leave his banana filled lunch box in his school bag for days before finally realising that his bag stank to the highest heaven. He is a natural leader and while languages aren't his strength, he is pretty good at Maths and Science.

Mummy is truly glad to see both of them enjoy reading Boey's book hours on end and laughing and sharing parts of the book with each other. The book is a favourite during mealtimes, toilet times, schooltime and freetime. Absolutely worth the money getting it.

Fast forward a few month later, I learned that Boey has released his second book and would be having a talk and a book signing event at a bookfest. By then, Der Yuan has got a little drawing book filled with his own stories, drawn and told the Boey's way. Both the children were so eager to meet their favourite author and were all packed with gears to be prepared to queue for a long while, knowing that his book has been on the best seller's list for quite some time. We bought some snacks in case we got hungry. When I was a kid, I went chasing after my favourite HongKong stars around town for hours, going without food and water. So we learned from mistakes.

In order not to be late, we got to bookfest with more than an hour to spare before Boey's talk. While walking towards the hall, suddenly, Der Yuan heard his name being called. It was his school teacher and then we hit the jackpot! Boey was there, in person, together with DerYuan's teacher and another friend who was the photographer. While I roughly recognised him, after all, his picture was in the PopClub Magazine and was also plastered near the entrance, my two sons were looking at me nonchalantly and asking me whether he was my friend. You see, the Boey they had in mind was supposed to look like someone short with pointy hair and small eyes. Der Yuan sincerely whispered to me asking why did Boey look so different from the Boey in the book.

It sort of reminded me how a mother brought her two year old toddler to meet Robert Downey Junior and he cried because RDJ didn't look like Ironman in person.

Anyway, Khai Yuan managed to quickly recover from his initial shock and shook hands and all. We didn't want to be too intrusive and just sort of moved on to get our tickets after that. As fate would have it, we met Boey and his entourage again just before the entrance and later in the hall. This time Khai Yuan had warmed up by now and true to the nature of his character, he went on maximum nerdgasm asking Boey questions like,
'Are you married? Would you like some Twisties? Would you like to come over to my house? Can we have dinner with you? etc....' 

At this point, I literally cringed in embarassment at my son's audacity in asking so many questions and I slowly moved away to let him have his privacy, enjoying his verbal purging at this once in a lifetime opportunity, being in earnest conversation with his favourite idol author. Deep in my heart, I was feeling like an ostrich, wanting to bury my head in a hole, as I stood there wondering if Boey might be thinking that I have been feeding my son with too much junkfood.

Der Yuan, as usual with his big round eyes and shy demeanour, stood next to his brother, listening intently to the conversation, clutching his little book as well as Boey's. It was a picture of two contrasting individuals. While my extrovert eldest son was able to display his overly exuberant nature regardless of who he was with, my introvert youngest struggled to find words to express his eagerness and willingness to participate in the conversation. To his credit, Boey, very sportingly, signed all the books, had his picture taken with both my sons and even invited both of them to join him on stage. That day was the most memorable day ever for the two boys. They were grinning from ear to ear and wanted to just hang around Boey for the rest of the day. Ironman had just been knocked off their Best Hero pedestal.

Der Yuan later described the whole experience as freakingly awesome for him. He could not sleep that night as his delayed reaction towards the day's event kept him excited all evening. Unlike his brother who went purging verbally, Der Yuan penned down his feelings the Boey's way. Having articulated his feelings via stories and drawings, he was finally able to have a peace of mind. By the way, Boey 'immortalised' Der Yuan's feelings in his blog.


Boey shared that some of the experiences he went through in his childhood could be quite traumatic at that time as he was an introvert too. Revisiting the experiences again via stories in his book was a way of healing for him. Like peeling an onion layer after layer to get to the core of the problem.

Many children who are introvert and insecure felt helpless at times to relate their feelings to their parents or friends. The situation is further aggravated when they are sometimes branded deaf, dumb or even stupid due to their delayed reaction or reluctance to say 'yes' immediately to their parents or friends' urgings. They take time to warm up to a person or environment. They need an avenue to release their thoughts and feelings.

Most of the time, these children might find themselves not adept in languages or drawings well enough to articulate their thoughts. This is where I would strongly encourage parents to let their children have a look at Boey's style of combining stories with simple drawings and let these children tell their own tales and inspire them to write at a young age. Writing or drawing consistently is the first step towards helping your child achieving his/her dream of having a book published like Boey.

Simplicity at its utmost sophistication. We all know about the simplicity part. The sophistication aspect is how we look at Boey's books at different angles and interpret them differently. The Boey's way is such a visual clarity way to let your child's imagination soar. And I haven't even touch on Boey's relationship with his mother. That will be for another day. Meanwhile, go and get his books and catch him at his book tour before he heads back to the States. Do it for your children and bring them along too.

Reading comic books - Boon or Bane?



In this current age and time, comic books nowadays aren't the usual 'wu xia' or the Marvel Comics version. We have really good quality reads like the comics posted below. Not only are they highly creative in their storyline, some of the graphics are truly drawn in such fine details that the phrase ' A picture speaks a thousand words' cannot be truer than this.

For children who have learning issues, regardless of whether it is ADHD, ADD, Dyslexia, Dsygraphia, Asperger, Austism etc., while some of them might be struggling to read, comic books never fail to enchant them with tales of scientific wonders, mind boggling adventures and significant memorable historical facts and events. They would have otherwise been left in their own little cocoon, totally oblivious of what is happening in a world they can't grasp due to the condition they are in. They might not be able to read well but they can create images in their mind with untold creativity and curiosity.

In the fast pace world our children are living in, they hardly have time to hear themselves speak. Much less having the time to finish a novel in a day or two. Our children are so examination focused and result orientated that all the reading they do, come from reading of the text books and revision materials. Thus, comic books provide a certain relief in the sense that they helped our children to relax and process information in a different way.

If you have read Asterix, Tin Tin, Calvin & Hobbes, Survival Series and the Treasure Hunting Series, you will find that the level of English used in these comic books are of quite high quality. Way much tougher than the level of English used in our UPSR examination. So in a way, comic books help to improve your children's language skills too......

Another important factor to consider, everyone reads comics nowadays. So reading comic books in a way does help your children have better rapport with their friends as they have common topic of discussion. On top of that, sharing comic books among friends definitely seals their friendship for life.

Of course, too much of something can be addictive, spending too much time reading novels or indulging too much time doing school revision work can be counterproductive. Naturally, we need to make sure that our children are able to divide their time appropriately to ensure that books, comics or novels, can only be read when all tasks have been completed. Boon or bane??? You decide.
